MPA is designing a new apartment complex supported by rapper Terry Wallace, also known as Tee Grizzley. He is endorsing a proposed $12 million, five-story mixed-use project on an empty city-owned lot at the corner of John R and Watson streets. The area just north of downtown Detroit has experienced a boom in new mixed-income housing, from luxury condos to affordable senior apartments, along with new retail stores and eateries.

This development involves creating a mixed-use building on a vacant corner lot at John R and Watson in Detroit’s Brush Park neighborhood. The project will include about 2,000 square feet of retail space on the ground level, along with on-site and nearby parking, plus amenities for residents. It will feature 40 residential units, including studios, and one- and two-bedroom apartments, combined with retail spaces, a lobby, and parking underneath parts of the building. The design presents a sculptural form with large, irregular windows, blending historic neighborhood charm with a contemporary look—symbolizing Detroit’s resilience and ongoing renewal.

Design challenges involved fitting the project into a small site within historic district regulations, which were addressed through thoughtful building massing and design strategies. The development aims to revitalize Detroit, drawing inspiration from the city’s gilded age in its architectural style. Key features include expansive windows and a rooftop deck with scenic views. The project was initiated through a city RFP, utilizing an AI-driven rapid design process to develop the final concept. A sustainability plan is planned for future phases.
