The 3740 development is a $14 million mixed-use project underway in Midtown Detroit, aiming to increase workforce-accessible housing and provide retail spaces for the local community. Developer Greatwater Opportunity Capital is constructing a 57-apartment complex on the site of a fire-damaged building and adjacent vacant lots at 3740 2nd Avenue. The design features a modern take on traditional architectural styles, accommodating neighborhood retail while maintaining a tessellated façade effect.

Focused on maximizing living space, the developer has created compact units that ensure quality equivalent to larger apartments, despite the design challenge posed by the narrow and deep lots. The four-story structure will encompass 57 residential units and 3,500 square feet of commercial space. Additionally, 20% of the units will offer below-market rents for those earning under 80% of the area's median income, with the remainder aimed at tenants earning less than 120% AMI. This project is expected to enhance the Midtown neighborhood by providing affordable housing and creating new retail job opportunities.
